One file. Every afternoon. Nothing you have to clean.
The point of buying data is not having to fix it. Every record arrives standardized, validated, deduped against your prior pulls and screened for occupancy — ready to drop into a mail merge or a CRM without a round of manual work first.
Eight data points on every record.
Not four. Most pre-mover files give you a name and an address and leave you to guess the rest. List date tells you exactly how fresh the record is; square footage lets a mover, a flooring company or a cleaner size the job before they spend a stamp on it.
| Field | Example | Why it is there |
|---|---|---|
| Owner name | Hendricks, Daniel & Ruth | Verified against public record, so the card is not addressed to “Current Resident” |
| Street address | 4218 Cottonwood Ln | Standardized and validated for deliverability |
| City / State | Fort Myers, FL | — |
| ZIP+4 | 33919-2214 | Earns the postal discount and speeds delivery |
| List date | 2026-08-30 | Your timing proof, and how you measure response windows |
| List price | 412500 | Segment the offer by home value |
| Square footage | 2340 | Sizing for movers, flooring, cleaning and staging |
| Occupancy flag | Y | Vacants are already removed — this is the audit trail |
Rather than describe it, here is what one afternoon of Fort Myers looks like when it lands.

What happens between the listing and your inbox.
Extract
Every home newly listed in the last 24 hours inside your geography and price band. Our own software, our own pull — not licensed from an aggregator and resold to you with a markup.
Append
Verified owner name, ZIP+4, list date, list price and square footage attached to each address.
Validate
Addresses standardized and checked against postal data. Anything that fails validation or has no verifiable owner comes out.
Screen for occupancy
The step everyone else skips. Estates, flips, corporate relocations and homes already sitting empty are removed — roughly 40% of the raw pull on a typical day, and past 50% in some markets. You are never billed for a single one of them.
Dedupe
Checked against your own prior pulls so you never buy the same address twice or mail a household you hit last week.
Deliver
An Excel file in your inbox every afternoon. Same columns, same order, same time — so you can automate against it.
How the file reaches you.
A daily email with an Excel attachment, formatted identically every day so you can script against it. If you need it somewhere other than an inbox, ask — we would rather fit your pipeline than make you build around ours.
Available today
Daily email with an .xlsx attachment · consistent column order and headers · one file per market or combined · CSV instead of Excel on request.
Four things we would rather you hear from us.
It is not a new-mover list
New-mover files are built from change-of-address and closing records and describe moves that already happened. This describes moves that are about to. If you need the post-close side, tell us — we pull it separately.
It is not phone data
These are mailing addresses. If you plan to call, that is a separate sourcing and DNC-scrubbing job, and it is yours to comply with.
It is not a credit trigger
No prescreen, no bureau, no firm-offer clock. For lenders and insurers that is a feature; for anyone expecting application-intent data it is a limitation worth knowing up front.
It is not an exclusive territory
The data-only product has no cap on how many buyers work the same ZIP. If you want protected territory, that is Just Listed Mailers, which limits every ZIP to two clients per industry.
