Extract

Every home newly listed in the last 24 hours inside your geography and price band. Our own software, our own pull — not licensed from an aggregator and resold to you with a markup.

Append

Verified owner name, ZIP+4, list date, list price and square footage attached to each address.

Validate

Addresses standardized and checked against postal data. Anything that fails validation or has no verifiable owner comes out.

Screen for occupancy

The step everyone else skips. Estates, flips, corporate relocations and homes already sitting empty are removed — roughly 40% of the raw pull on a typical day, and past 50% in some markets. You are never billed for a single one of them.

Dedupe

Checked against your own prior pulls so you never buy the same address twice or mail a household you hit last week.

What this data is not

Four things we would rather you hear from us.

It is not a new-mover list

New-mover files are built from change-of-address and closing records and describe moves that already happened. This describes moves that are about to. If you need the post-close side, tell us — we pull it separately.

It is not phone data

These are mailing addresses. If you plan to call, that is a separate sourcing and DNC-scrubbing job, and it is yours to comply with.

It is not a credit trigger

No prescreen, no bureau, no firm-offer clock. For lenders and insurers that is a feature; for anyone expecting application-intent data it is a limitation worth knowing up front.

It is not an exclusive territory

The data-only product has no cap on how many buyers work the same ZIP. If you want protected territory, that is Just Listed Mailers, which limits every ZIP to two clients per industry.
