How to define a market

Three filters, and that is the whole configuration.

Most list providers sell you a packaged territory and let you work out afterwards whether it matches where your trucks actually go. We do it the other way round.

Geography

ZIP codes, cities, counties, or a radius from an address. Combine them however your service area actually works — most businesses do not fit a clean boundary, and you should not have to pretend otherwise.

Price band

A floor, a ceiling, or both. Useful if your product skews high or low, or if you want to skip the bottom of the market entirely and stop paying for homes your customer would never buy from.

Property type

Single family, condo, townhome or multi-unit. A mover and a flooring company want very different mixes, and there is no reason you should pay for the half of the market that will never call you.

Sizing a market

Ask before you buy. We will tell you the real number.

Daily listing volume varies enormously by market and by season — a metro ZIP in May and a rural county in January are different businesses. Before you spend anything, send us the geography and we will come back with the typical daily count after the occupancy screen, which is the only number that matters for budgeting.

Small market

A handful of ZIP codes might produce five to twenty usable records a day. Small spend, tight targeting, easy to test without committing to anything.

Metro market

A full metro can run to hundreds a day in peak season. Budget by the day rather than the month, and expect the number to move with the market.

Multi-state

Split by territory and delivered as separate files, or combined with a market column. Volume pricing applies across the whole account, not per market.

Can I change my market later?+
Any time, at no charge. Seasonal businesses expand and contract their geography constantly — it is a configuration change, not a new contract.
Can I run several markets on separate files?+
Yes. Franchisors and agencies usually want one file per territory. Tell us how you want it split and that is how it arrives.
What if two of my markets overlap?+
Deduped, so you are never billed twice for the same address.
Do you cover my area?+
Yes — we pull nationwide, all fifty states. The only useful question is volume, not coverage. Send us the ZIPs and we will tell you the typical daily count, including telling you honestly if it is too thin to be worth the effort.
Is there a limit on how many buyers you sell the same ZIP to?+
On the data-only product, no — you are buying a file and running your own campaign. If you want a capped territory, that is our sister service Just Listed Mailers, which limits every ZIP code to two clients per industry.
